Worn or UV-Hardened Bottom Seal — #1 by a Mile
Rubber seals harden, crack and flatten — eight to twelve years is typical, and south-facing doors and lakeside streets burn through them faster. On a Scarborough lakeside call we snapped the old seal like a cracker: it looked fine from the driveway and passed daylight only along the strip the door rests on. The tell is a continuous line of daylight the full width of the closed door — and the garage door bottom seal replacement is a slide-in job when the retainer channel is intact, which is why most gap calls end here.
